Tenant Fees (incl. VAT)

Fees £132.00 per person, Incorporating:

- Preparation of Inventory, Statement of Condition & Photographs per property: £84
- TDS Registration per property £36 (Tenants share)
- Tenancy Renewal: £36 per person to a max of £108
- Fee for Check out: £36 per person
- Immigration Check Fee: £12 per person (pending government legislation)
- End of Tenancy Reference: £21 per person (if requested)

Additional Fees (for Tenant changes & late payments):

- Change of Co-Tenant: Leaving Co-Tenant: £300 per person
New Tenants: £204 per person
Remaining Co-Tenants: £36 per person

- Unpaid Rent: £36 per person per reminder letter
- Any dishonoured payment: £36 per payment
Interest for any rent arrears will be charged 3% + base rate after 14 days

Charges that may occur after Check-Out (guide price):

- Cleaning at End of Tenancy: £36 per hour
- Carpet Steam Clean: £36-£48 per room
- Removal of unapproved door locks, and make good doors where necessary: £36 per hour (plus materials)
- Key Cutting: £15 + cost of keys
- Refund of Rent overpayment due to non-cessation of Standing Order: £18
- Garden Clearance: £36 per hour


Holding Deposit (not a fee)

The Holding Deposit (which is not a fee) will be deducted from the initial payment at the tenancy commencement.

To secure a property, a Holding Deposit will be taken, subject to contract and satisfactory references.

The Holding Deposit is £200.00 per co-tenant for properties with a rental of up to £1000 pcm, or a minimum value of 50% of the property rent for properties with a rental of over £1000 pcm. The Holding Deposit is non-refundable if referencing fails, or if a prospective tenant withdraws. Should a Landlord decide to withdraw, then the Holding Deposit is refunded in full.

The Home Leasing are enrolled in the Client Money Protection scheme provided by ARLA. The Client Money Protection (CMP) Scheme is a compensation scheme run by the National Federation of Property Professionals (NFOPP) which provides compensation to landlords, tenants and other clients should an agent misappropriate their rent, deposit or other client funds.
